In real estate, speed, clarity, and staying ahead can make or break deals. Clients expect you to be responsive, precise, and creative. ChatGPT already helps with that- but now it’s going proactive.
That’s the idea behind ChatGPT Pulse: instead of waiting for you to ask, it starts conversations, researches in the background, and delivers personalized updates. The goal: keep you in the loop without lifting as many fingers.
In this issue: what this new feature is, whether agents should use it, how to leverage it if you do, the costs, and when you can get access.
What Is ChatGPT Pulse (Just Announced)
On September 25, 2025, OpenAI introduced ChatGPT Pulse in preview mode for Pro users on mobile.
Pulse delivers personalized updates via “visual cards,” built off your past chats, calendar, email, and other connected apps.
You can curate what it researches by telling it what’s useful- or dismissing what’s not.
For now, it’s only available to Pro users on mobile, but OpenAI plans to expand to Plus and other users in the coming months.
So, right now, most agents won’t see it yet. But the rollout is coming.
Do Agents Really Need It?
Pulse isn’t a must-have yet. Think of it as an early experiment. But here’s the lens to use:
If you’re juggling listings, client updates, and social media, Pulse could take small but meaningful tasks off your plate.
If your business is fully referral-based and you already keep marketing lean, Pulse might not change much- yet.
As with all AI, it’s not about replacing you, it’s about reclaiming time.
How to Use It (Once You Have Access)
When Pulse hits your account, here are real estate-specific ways to use it:
Morning Briefing: Glance at update cards to see market insights, new zoning updates, or reminders tied to your calendar.
Social Media Nudge: If it suggests a content idea, ask it to expand into a ready-to-post caption.
Follow-up Prompts: After client showings or calls, use Pulse cards to draft polite follow-up emails without delay.
Task Prep: Turn a quick suggestion into a full plan- “Expand this into a three-step checklist for prepping a new listing.”
Pulse won’t replace your MLS or CRM, but it could sit quietly beside them, making you more efficient.
What Does It Cost?
Here’s the current breakdown as of September 2025:
Free Plan: Zero cost. Basic ChatGPT access. Pulse is not included.
ChatGPT Plus: About $20 USD per month (≈ $28 CAD). Unlocks GPT-4, faster responses, priority access. Pulse is not yet in Plus but will likely expand here.
ChatGPT Pro: Higher tier, priced above Plus, aimed at power users. This is where Pulse is launching first.
Think of it this way: $27 CAD/month is about the same as one Starbucks latte a week. If it saves you even 30 minutes writing per week, you’re ahead.
Quick Tips of the Week
If you’re among the first to get Pulse, here are a few ways to make it feel like your silent business partner instead of “just another AI app.”
Pre-Showing BriefingsLink your calendar and tell Pulse:
“Before each scheduled showing, send me a quick summary of the client’s wishlist, plus three property highlights I should emphasize.”
This way, you get reminders at the right time, not just when you think to ask.
Morning Market DigestAsk Pulse to serve you a card every morning at 8 AM with:
Average price shifts in your area
New listings matching buyer criteria
Social post ideas tied to the day’s market trendIt’s like a daily newspaper, but curated for your real estate beat.
Follow-Up NudgesAfter a busy Sunday of open houses, Pulse could drop a Monday morning card:
“Here are the people who attended your open houses yesterday. Draft quick follow-up notes for each.”
Instead of you remembering who needs attention, Pulse becomes your memory bank.
Local Intel AlertsSet Pulse to watch for zoning changes, development news, or city planning updates. Imagine getting a card that says:
“City Council just announced changes to parking bylaws in Mississauga- this could impact your downtown condo buyers.”
Looking Ahead
Pulse will eventually roll out to Plus users- but there’s no fixed date yet.
Expect tighter integrations over time: imagine Pulse surfacing MLS updates, generating instant market snapshots, or nudging you when follow-ups are overdue.
Privacy will matter more than ever. Since Pulse draws on calendar, email, and chats, you’ll need to stay on top of what data you’re connecting.
Your Turn
If you had Pulse tomorrow, what card would help you most? “New listings matching my buyers”? “Three Instagram ideas for the week”? Or “Reminder to follow up with leads after Sunday’s open house”?
